New Launch Condo with Predicted Rents

On this page you can find the predicted rents of all uncompleted and new launch projects across Singapore. The prices and number of units sold are based on past 6 months' actual sales transactions. Rents and rental yields are then predicted based on training data of all private rental transactions (past 6 months) across Singapore, with input attributes of price and rent psf, size, age, transaction volume, distance to MRT and CBD, and district as 'features' for the training and prediction. It is effectively a 'prediction' based on current market conditions and do not take into account any future movement of market trends and economic conditions.

Rents and Rental Yield are predicted using machine learning and deep learning algorithms, and represent the likely rents these projects can fetch based on current market conditions. The algorithms consider the expected year of completion, the sale price, the unit size, the distance to nearest MRT station, and distance to CBD. Distance to MRT/CBD is unavailable for some projets and marked with 888 or 8.88.

This can be a property selector or comparison tool. You can sort any column by clicking the column header, and also do additional filtering. E.g. you can enter '10' in the text box below the District header, and enter '2.' in the Avg Price header, and it will give you all properties in district 10 with a price range of 2.X m. You can then click on MRT Distance column header to find the properties nearest to MRT Stations in this price range. Click on any project name to see details of that project.


Past 5 Years Price Change by Project


New Condo vs Old Condo

Everyone knows new condos are expensive, shiny but small, while older condos gives much larger spaces at the same price. Estate agents will often show you some comparison examples to say new condos appreciate better, but examples they chose are definitely biased.

Here you can see real data for the whole of Singapore, and this should give you confidence in going for that very large old condo or that very expensive investment into that glitzy new launch!

The charts show that CCR Core Central Region is quite different from RCR Rest of Central Region and OCR Outside Central Region. There is a slight drop in the 1 to 5 year old (current age) segment, but if you mouse-over or click on that part of the chart you can see it consist of a small number of projects that may have been overpriced before Covid hit in 2020 and therefore they experienced a drop. After 2020, the currently uncompleted projects and the 21-30 yrs old and the >31 yrs old group seemed to perform the best.

In OCR Outside Central Region, after 2020 Q2, the upwards slope is almost the same for anything above 6 yrs old. The currently uncompleted projects has big spikes probably because the set of projects in 22Q3 are quite different from the set of projects in 22Q4 hence the big difference in average prices. You can compare price change by individual projects of these uncompleted condos in our New Launch Condo Page. RCR Rest of Central Region is pretty much a smiliar story.

If you mouse-over or click on the points, you can see the number of units transacted. It is generally true that the very old condos have lower transaction volumes, however it is quite clear they do not underperform in terms of price appreciation.
